REITs rebounded in February after a slow start to the year, outpacing the S&P 500 in the month.  The FTSE NAREIT All REITs Index, the broadest index of the U.S. REIT market including both Equity and Mortgage REITs, gained 4.16 percent on a total return basis in February; the FTSE NAREIT All Equity REITs Index gained 4.01 percent; and the FTSE NAREIT Mortgage REITs Index was up 5.77 percent.  In comparison, the S&P 500 was up 3.97 percent in the month.

For the year through February, The FTSE NAREIT All REITs Index was up 4.42 percent; the FTSE NAREIT All Equity REITs Index gained 4.19 percent and the FTSE NAREIT Mortgage REITs Index was up 7.46 percent, compared to the S&P 500’s gain of 5.94 percent.

On a 12-month trailing basis through February 28, the FTSE NAREIT All REITs Index was up 18.56 percent, the FTSE NAREIT All Equity REITs Index was up 17.81 percent, and the FTSE NAREIT Mortgage REITs Index was up 35.68, while the S&P 500 gained 24.98 percent.
