Mark Streeter, managing director at J.P. Morgan Chase, participated in a video interview during Nareit’s REITwise: 2024 Law, Accounting & Finance Conference held March 19-21 in Hollywood, Fla.
Streeter shared insights into the real estate capital markets during a panel at REITwise, noting the openness of capital markets to REITs in recent years and attributing that to the Federal Reserve’s messaging. Highlighting the December 2023 pivot when the Fed signaled rate cuts, leading to accelerated credit performance in subsequent months, he said: “Don’t fight the Fed.”
Streeter emphasized REITs’ proactive approach in addressing debt maturity concerns post-COVID, which positioned them favorably amid rising interest rates.
Regarding CMBS maturing, Streeter acknowledged previous challenges but noted signs of market healing. He likened the CMBS market to a patient recovering from a severe illness, with indications of progress despite lingering issues. He also highlighted a strategy of postponing problems rather than foreclosing on assets, suggesting a gradual path toward market stability.
